DESIGN IMPLICATIONS RESULT BY CONSTRUCTION TEAM AND MATERIALS SELECTION, A DEVELOPMENT OF A/E/C PERCEPTION INDEX ABOUT DESIGN OF LOW-MEDIUM COST HOUSING IN DEVELOPING METROPOLITAN
In developing regions, unforeseen defects and conditions evolved from designer's decisions are common in the residential buildings. These building suffer from the various faults' causes from decisions of their designer. It is a general observation that present day buildings are more vulnerable to maintenance as compare to older counter parts. The reason could be set as, that numbers of the designers are not completely aware of consequences of their design. Only through post occupational survey the designer usually realizes that what mistakes or bad decision have been taken during the design process.
The aim of research has been set to address the issues concerning to design of residential building specially low-medium cost housing in Karachi Pakistan. The aim of research has been achieved through evaluating the professional architect, engineers and contractor (A/E/C) perception about existing design faults and their implication on residential buildings at post occupational stage. In addition, through review of literature this research has circumscribed the issues and problems faced by the users of private housing at post occupational stage, which results in because of deficient design. In order to evaluate the professional index about design faults on buildings, a case study was conducted in housing stock of metropolitan areas of the Karachi Pakistan. The data was collected by surveying tool (questionnaire) and analysed through SPSS computer software.
Eventually, the findings have been interpreted to understand the far reaching effects and implications of architectural design faults in low rise housing stocks of the study area. At whilst the findings of research have also been employed to formulate the professional index for design deficiencies and their far reaching implication on buildings.
